Being a personal victim of 3-4 horrible land purchases using dishonest and wicked surveyors in the past, I am using this medium to expose the lengths these terrible surveyors would go to lie, cheat and produce fake Survey plans that already have problems hereby leading to so many land purchase wahalas. Omonilelawyer was contacted by a young couple to assist them in recovering N6,000,000 paid to a popular real estate company for a piece of land in Ibeju Lekki who defrauded them. The young couple claimed a part of the money was given to them as a wedding gift by an uncle while the remaining was sourced through joint savings. Instead of lavishing the money on frivolities and luxuries, the couple agreed to invest the money in real estate as a way of securing their future.
Having heard several dreadful stories about Omoniles over the years, the newlyweds decided to purchase a land marketed by a real estate company as they believed it was much safer to buy from a real estate company than the ferocious Omoniles they have heard so much about.
The couple were asked to pay a down payment of One Million Naira ( N1,000,000) while the balance sum of Five Million Naira ( N5,000,000) was to be spread over a period of 12 months. The Real estate company promised to allocate a plot to them as soon a..

THE DANGERS OF BUYING AN “EXCISION IN PROCESS” LAND IN LAGOS

The most abused land scam gimmick today you hear from real estate companies, agents or marketers of land especially in Ibeju Lekki today is “EXCISION IN PROCESS”. They claim that their lands for sale are undergoing “Excision Processing” and the property already has a “FILE NUMBER” to hoodwink buyers to purchase their lands. Continuous usage of these words “EXCISION IN PROCESS” and “FILE NUMBER” are employed by these real estate agents or marketers to scam buyers and make purchasers feel very comfortable to buy their lands. Whether they say it innocently or negligently, it's still a scam and buyers should beware of this gimmick.
The truth is that buying an “EXCISION IN PROCESS” or has a “FILE NUMBER” land is just as good as pouring petrol on your hard saved millions and burning it if you are smoking weed. A property with its major title as “EXCISION IN PROCESS” and “FILE NUMBER” at the time of purchase to convince you to buy is not a good title and means absolutely nothing. To und..

How Deceitful Sellers Lure Innocent Buyers To Buy Lands With Fake Governor’s Consent

Property buyers especially in Lekki, Elegushi, Agungi, Ajah, the Eti-Osa Environs and parts of Ibeju Lekki should be very wary before buying a property that has a Governor’s Consent because most of these Governor's Consents have been questionably acquired at the land registry.
This is because falsified and forged survey plans have been presented by the Owners to the land registry to register. Due to the lax and porous process of obtaining a Governor’s consent at the land registry, dubious owners have perfected the art of presenting forged survey plans that are outside the original location of the land or outside the excision for confirmation.
These unscrupulous Owners employ very Deceitful surveyors that are fully aware the land has issues.
These land could either be a committed, outside the excision, outside the original location of the land by a wide margin, inside a very dangerous location or a location that would never be approved by the government.
The Owner of the land w..
